The Belgian climate, no detours

Here, a roof does not age. It gets damp.

Between 800 and 900 mm of rain a year, mild damp winters and north-facing slopes that never dry out completely: moss settles within three to five years on a porous tile.

This is not a question of looks. Moss holds water, the water freezes, the frost lifts the tile. Two winters later the damp reaches the battens, then the roof timbers. The cost of maintenance at that stage is nowhere near the cost of a rebuild.

• Moss removal every 8 to 10 years is enough on a maintained roof.
• Clearing the gutters once a year prevents most soaked facades.
• A well-applied water-repellent treatment slows the moss coming back, it does not stop it.

   Dates as announced, a clean job, photos at the end of the day, handover with you.
