Roof timbers under attack are not visible from the living room. You find it by going up: frass at the foot of the rafters, exit holes, sometimes a fungal smell near an old leak.

Diagnosis
Probing with an awl, mapping the rotten areas, tracing where the damp comes from.
Preparation
Brushing, dust removal, taking off the parts that no longer hold.
Treatment
Injection into the heavy timbers, spraying to saturation over the whole.
Strengthening
Sistering or doubling up the weakened members, with plates and bolts.
Cause
We also deal with whatever wetted the timber. Otherwise it starts again.

Your questions

How do you know if your roof timbers are under attack?

Frass on the floor, holes of 1 to 3 mm, timber that gives under a bradawl. If in doubt, the diagnostic visit settles it.

Do you have to leave the house?

No. We ventilate the treated space and ask you not to go up there for 24 hours.

How long does the treatment take?

Around ten years for a curative treatment properly applied to saturation.

Do you treat dry rot?

Dry rot is another category altogether: you have to remove the source of water, cut back generously and sometimes treat the masonry. We diagnose it and point you honestly in the right direction.

Can insulation be added afterwards?

Yes, and that is the right order: treat, reinforce, then insulate. The other way round just wraps the problem up.

Do you also treat converted lofts?

Yes, but part of the lining has to come off to reach the timbers. That is stated in the quote.
