In Belgium a north-facing slope takes moss within three to five years. Moss holds water, freezes in winter, lifts the tiles and eventually lets damp into the roof timbers.

How we go about it

    Condition of the tiles, the ridge tiles, the flashings and the gutters. We photograph everything and show it to you.

  2. Low-pressure cleaning

    No 200-bar lance on a porous tile: low pressure, and a rotary brush where it is needed.

  3. Anti-moss treatment

    Fungicide applied over the whole surface, contact time respected.

  4. Rinsing and clearing away

    Full rinse, gutters cleared, waste taken away.

  5. Water-repellent treatment

    A colourless or coloured impregnation that beads water off and slows recolonisation.

Does the cleaning damage the tiles?

Not at low pressure. The risk comes from high-pressure lances held too close: they strip the engobe and leave the tile even more porous. We work at a distance and with the pressure kept in check.

How long does the water-repellent treatment last?

Between 8 and 10 years on a tile in good condition, less on a tile that is already very porous. We tell you beforehand, not afterwards.

Do you need to be there during the job?

No. Access to an outside tap is enough. You get the photos at the end of the day.

Can a natural slate roof be treated?

Yes, but without a film-forming water-repellent treatment: slate has to stay breathable. We match the product to the material.

And if some tiles are broken?

We replace them before the treatment. That is priced separately, per piece, and you approve it before we fit anything.

Do you work in winter?

Cleaning yes, the water-repellent treatment no below 5 °C. We push the second phase back rather than botch it.
