The stain on the ceiling is almost never under the hole. Water runs along a rafter, follows a purlin and drops three metres further on. Looking in the wrong place costs more than looking methodically.

Every step exists for a reason. The ones that get skipped are exactly the ones that bring the problem back.

Findings
History, photos, the conditions in which the leak appears. Rain driving in and rain falling straight down do not point to the same places.
Inspection
Loft, underlay, flashings, roof valleys, chimney stacks, roof window surrounds.
Thermography
Infrared camera to map out the damp area inside the wall.
Water test
Progressive wetting zone by zone, from the bottom upwards, until the leak reappears.
Report
Origin, cause, photos, and the costing for the repair.

And if you do not find it?

That happens with a leak that only shows up in a sustained westerly. We come back when conditions are right and do not re-invoice the search.

Will my insurance cover it?

Often the search and the damage, rarely the cause if it comes down to a lack of maintenance. The written report serves as evidence for your file.

Do you repair straight away?

If it is a flashing, a tile or a joint, yes, the same day. If it is a roof valley or an underlay, it becomes a job to schedule.

Does condensation count as a leak?

No, and it happens often: a badly ventilated loft, a punctured vapour barrier. The treatment is nothing like the same, and we tell them apart before invoicing a pointless repair.

Do you have to wait for rain?

No, the water test reproduces rain in a controlled way. It is actually more precise.

Do you come out for emergencies?

Yes: tarpaulin or temporary repair first, full diagnosis afterwards, calmly.
